Top green industrial parks in Northern and Central Vietnam

The trend of sustainable development is turning green industrial parks in northern and central Vietnam into strategic investment destinations.

Recently, as part of the National ESG Research Program, Viet Research in collaboration with the Finance & Investment Newspaper announced the Top 10 Vietnam Green ESG Industrial Parks 2025 (ESG10 – 2025).

In this article, KTG Industrial will highlight outstanding green industrial parks that offer long-term growth potential for businesses.

VSIP Hai Phong Industrial Park is one of the key projects developed under the industrial, urban, service park model, invested by VSIP Hai Phong Co., Ltd.

The project is the result of a joint venture between Becamex IDC (Vietnam) and Sembcorp Development (Singapore), a member of Sembcorp Industries, a reputable corporation in the field of sustainable industrial infrastructure development.

Officially planned in 2008 and located in Thuy Nguyen District, Hai Phong City, the industrial park spans more than 1,566 hectares, with approximately 327.69 hectares allocated specifically for leasable industrial land.

Thanks to its strategic location, VSIP Hai Phong enjoys seamless connectivity to key transportation routes such as Lach Huyen Port, the Hanoi Hai Phong Expressway, and Cat Bi International Airport, enhancing logistical efficiency and transportation operations.

Beyond its focus on modern infrastructure, VSIP Hai Phong is guided by green and sustainable development standards. This is reflected in its stringent wastewater treatment systems, extensive green spaces, and proactive efforts to minimize environmental pollution.

In addition, the park features a synchronized investment in essential utilities such as electricity, water, internal road networks, and supporting facilities including telecommunications, stormwater drainage, and fire prevention systems, ensuring full support for production operations.

With a development strategy that balances economic efficiency and social responsibility, VSIP Hai Phong is steadily establishing itself as a model for modern and reliable industrial parks in northern Vietnam.

Song Khoai Industrial Park is a key project in Quang Ninh Province, developed and invested by Amata Ha Long Urban Joint Stock Company.

The project is located within the coastal economic zone, which is currently offering some of the most attractive tax incentives in Vietnam, significantly reducing operational costs for manufacturing businesses.

Covering an area of approximately 714 hectares, the park not only boasts a large scale but is also master-planned to support long-term factory development and industrial activities.

The location of Song Khoai Industrial Park is particularly advantageous, as it lies between two major economic and industrial hubs: Ha Long City and Hai Phong City. The park is only 20 km from Cai Lan Port, 35 km from Lach Huyen Port, and around 60 km from Cat Bi International Airport.

It is well connected to expressways and major transport routes, helping to optimize logistics efficiency, reduce transportation costs, and shorten delivery times.

To date, Song Khoai Industrial Park has attracted over 11 investors with a total registered capital of approximately 1.6 billion USD and has created jobs for nearly 4,000 local workers.

With its strategic location, modern infrastructure, and exceptional connectivity, this industrial park is becoming a preferred destination for international companies looking to expand or relocate their operations to Vietnam, especially in the northern region.

Located in Hiep Hoa District, Hoa Phu Industrial Park holds a central position in the Red River Delta region, with convenient access to major transportation routes such as National Highway 18 and Ring Road IV.

Covering more than 207 hectares, the park plays an important role in Bac Giang’s strong economic transformation, contributing to the province’s position as one of the fastest-growing economies in the country.

Hoa Phu Industrial Park is master-planned with modern technical infrastructure, green landscaping, and internal drainage canals that create a green environment within the park.

Its wastewater treatment plant, with a capacity of 8,600 m³ per day and night, has been completed in two phases. Thanks to its clear orientation toward sustainable development, the park was officially recognized as a “Green Industrial Park” in 2020 by VCAIET.

Currently operating at over 85 percent occupancy, Hoa Phu Industrial Park has attracted many enterprises from Singapore, South Korea, China, and other countries, creating thousands of local jobs.

As one of the pioneering industrial parks in Vietnam to follow an ecological development model, Nam Cau Kien Industrial Park has overcome numerous challenges to establish a circular production system.

More than 15 years ago, when the legal framework was still underdeveloped and green manufacturing had yet to gain attention, the investor — Shinec Joint Stock Company — remained committed to pursuing an eco-industrial park model.

The park has achieved notable success in waste management, energy conservation, and carbon emissions reduction. It has also gained recognition from international organizations and foreign delegations for effectively operating a green value chain.

A well-structured symbiotic model among enterprises in the steel, plastics, and electrical-electronics sectors has been developed, enhancing competitiveness and enabling access to sustainable markets. As a result, the park has shifted from having to persuade investors in its early days to now being actively sought after by businesses.

Currently, Shinec JSC is gradually expanding its scale and replicating the Nam Cau Kien eco-industrial park model in several provinces, including Quang Ninh, Thai Binh, Gia Lai, Hau Giang, and Khanh Hoa, with a target of reaching 3,500 hectares of green industrial land by 2030.

Although it is not listed among the national pilot eco-industrial park projects, Nam Cau Kien remains a standout example of voluntary, responsible environmental and social commitment.

Phu Ha Green Industrial Park

Phu Ha Industrial Park, located in Phu Tho Town, Phu Tho Province, covers a total area of 450 hectares and has been included in Vietnam’s industrial park development plan since 2008.

Its location is highly advantageous, situated near National Highway 2, the Hanoi – Lao Cai Expressway, Phu Tho Railway Station, and the Red River, enabling diverse transportation options by road, waterway, and rail.

The park’s infrastructure is comprehensively developed, featuring a 110kV power supply, a clean water system sourced from Phu Tho Town’s water plant with a capacity of 13,500 m³ per day and night, a wastewater treatment plant with a capacity of 7,500 m³ per day and night, spacious internal roads, underground lighting systems, telecommunication conduits, and a well-organized fire protection system.

Stormwater and wastewater drainage systems are separated to ensure efficient and sustainable operations. The land rental cost is approximately 80 USD per square meter (excluding VAT), accompanied by attractive tax incentives during the initial phase. Other service fees, including water, electricity, and wastewater treatment, are clearly published.

Beyond economic development, Phu Ha is actively committed to implementing ESG standards (Environmental, Social, and Governance). A representative of Viglacera stated: “These efforts reflect Viglacera’s exemplary role in reducing its carbon footprint and realizing the Vietnamese Government’s COP26 commitment to achieve net zero emissions by 2050” [1].

This green policy serves as a vital foundation for Phu Ha Industrial Park to grow in a balanced and sustainable manner, enhancing long-term value and increasing its appeal to both domestic and international investors.

VSIP Hai Duong Industrial Park

VSIP Hai Duong Industrial Park, also known as Cam Dien – Luong Dien Industrial Park, was approved for planning in 2007 with an initial area of 205.28 hectares, of which nearly 184 hectares were designated for leasable industrial land.

Established in 2008, after several changes in investors, the project is now managed and operated by VSIP Hai Duong Co., Ltd., covering an area of 149.31 hectares. The park attracts a diverse range of industries including electromechanics, electronics, high-tech, garment manufacturing, and supporting industries, positioning itself as a multi-sector clean industrial park.

In terms of infrastructure, VSIP Hai Duong is fully equipped with a 110kV/22kV substation with a capacity of 63 MVA, a clean water treatment plant with a capacity of 12,000 m³ per day and night, and a wastewater treatment facility with a capacity of 4,950 m³ per day and night.

The internal road system is spacious, ranging from 4 to 6 lanes, and is complemented by a robust telecommunications network and 24/7 security, ensuring a stable operating environment for tenants.

Regarding cost and incentives, the land lease price is approximately 125 USD per square meter (excluding VAT), with a minimum leasing area of 7,000 square meters. Enterprises enjoy a tax exemption for the first 2 years and a 50 percent reduction for the following 4 years.

VSIP Hai Duong Co., Ltd. also supports licensing procedures, helping investors quickly commence operations. The park has achieved 100 percent occupancy, hosting major projects such as Best Pacific and A-Tech Automotive.

Yen Phong II-C Industrial Park

Yen Phong II-C Industrial Park, Bac Ninh Province

Yen Phong II-C Industrial Park is part of the overall Yen Phong II planning, developed under the urban-industrial-service model in Bac Ninh, contributing to the province’s roadmap toward becoming a centrally governed city.

The project is invested by Viglacera Corporation – JSC and was approved by the Government in 2018, with a total capital of over 2,234 billion VND.

It was officially established under Decision No. 545/QD-UBND and master-planned at a 1/2000 scale, covering a total area of 219.22 hectares in Dong Tien and Tam Giang Communes, Yen Phong District.

Strategically located, Yen Phong II-C is just 1 km from the Noi Bai – Ha Long Expressway, 25 km from Noi Bai International Airport, and about 6 km from Samsung Bac Ninh factory. The park is well connected to major roads such as DT.285B, DT.277 and nearby urban areas, making it an ideal destination for investors in high-tech, electronics, automotive, and precision engineering industries.

Yen Phong II-C features a complete technical infrastructure system, including electricity, water, telecommunications, and internal roads built to high standards.

A centralized wastewater treatment system with a capacity of 17,000 m³ per day and night operates in parallel with a separate stormwater drainage network, reducing the risk of water pollution and flooding.

More than 10 percent of the area is reserved for green spaces, contributing to microclimate regulation and improving the working environment.

Additionally, the development of a worker housing complex spanning over 20 hectares, along with facilities such as a medical station, schools, and sports areas, reflects a strong social commitment, enhancing the quality of life and workforce engagement.

Hoa Khanh Industrial Park – Da Nang

Hoa Khanh Industrial Park is the second industrial park established in Da Nang, officially put into operation in 1998 in line with the city’s industrial development strategy. With a total area of more than 395 hectares, nearly 300 hectares are dedicated to leasable industrial land.

The project is jointly developed by Da Nang Industrial Park Infrastructure Development and Exploitation Company (Daizico) and Saigon – Da Nang Investment Joint Stock Company in two phases.

Located just 10 km from the city center, Da Nang International Airport, and Da Nang Railway Station, the park offers a highly convenient location for transportation, logistics, and workforce attraction.

Hoa Khanh is equipped with a fully developed technical infrastructure, including a power supply of 35,000 kWh from the national grid, a water system providing 15,000 m³ per day directly to enterprises, and an internal traffic network with 15-meter-wide main roads to facilitate circulation and cargo transport.

Since 2007, a centralized wastewater treatment plant with a capacity of 5,000 m³ per day and night has been in operation, effectively processing 3,000–3,500 m³ of wastewater daily using integrated chemical-biological treatment technology, ensuring output quality meets the QCVN 40:2011/BTNMT standards.

Thanks to a “one-stop” policy that streamlines administrative procedures, import-export processes, and recruitment support, Hoa Khanh Industrial Park has attracted a strong wave of domestic and foreign investment. By mid-2013, 97 percent of the land had been occupied with 190 projects, including 47 FDI projects, with Japanese enterprises accounting for nearly 50 percent of the total FDI projects [2].

Deep C Industrial Park (Dinh Vu) – Hai Phong

Deep C Industrial Park, also known as Dinh Vu, is located in Hai Phong City and was established in June 2008. The project spans 541.46 hectares and is developed by Deep C Industrial Park Hai Phong. Its operational term extends until June 2058. With a current occupancy rate of approximately 99 percent, the park demonstrates strong appeal to both domestic and international investors.

Situated within the Dinh Vu – Cat Hai Economic Zone, Deep C benefits from a prime location adjacent to Dinh Vu Port, about 23 km from the Lach Huyen deep-water port, and only 12 km from downtown Hai Phong. It is also 10 km from Cat Bi International Airport and 120 km from central Hanoi, offering convenient access by road, air, and sea. Being located within the economic zone allows Deep C to enjoy superior tax incentives, significantly boosting its competitiveness in attracting investment.

Deep C Hai Phong not only focuses on effective investment attraction but also places strong emphasis on ESG standards to ensure sustainable development. On the environmental front, the park has invested in a centralized wastewater treatment system that meets Grade A standards for safe discharge. It is also actively expanding green space and applying eco-friendly infrastructure solutions to preserve the surrounding ecosystem.

Becamex VSIP Binh Dinh Industrial Park is developed based on a modern master plan, featuring synchronized infrastructure that is environmentally friendly.

The developer has transformed hilly terrain to deliver 1,000 hectares of clean land, connected by asphalt roads and supported by high-standard technical systems including water supply and drainage, electricity, telecommunications, lighting, and fire protection.

This well-planned investment not only serves production and business activities but also lays the foundation for a green, sustainable industrial park model from the outset.

The urban and service area accompanying the industrial park is rationally planned, including hundreds of shophouses, Hiep Vinh A and Hiep Vinh B resettlement zones, as well as amenities such as schools, healthcare facilities, markets, and cultural-sports centers.

The developer not only provided dignified resettlement for affected residents but also offered free housing and office space for one year to workers and investors. At the same time, business–labor connection programs have been implemented to improve quality of life and reduce social welfare pressure in the area.

Conclusion

The growth of green industrial parks in northern and central Vietnam clearly reflects the rising trend of sustainable, eco-friendly, and community-integrated investment.

With advantages in modern infrastructure, incentive policies, and long-term development strategies, these industrial parks are becoming strategic destinations for businesses shifting supply chains and expanding operations in Vietnam.
